Well G’Day. My name is Ashley Fallon and I am a property investor. I am a 25 year old single male from the town of Cessnock in beautiful Hunter Valley Wine Country. I have lived in Cessnock all my life and work for the local bus company as Operations Manager - a position I have been in for the past 5 ½ years.
Well I have been a fan of property investing from a young age. I have always liked the idea of buying a property and renting it out, and have now fulfilled this childhood dream.
At the moment, I have 4 investment properties. These are all houses around the Cessnock/Kurri Kurri area, which rent for between $310 to $360 per week. Overall my portfolio is negatively geared, however over time increasing rents will erode this.
I have always wanted to “build an empire” and I see property as a way of doing this. I am an avid saver, and am able to use this cash to invest further in property. Long term, I would like to be in a property related field full time, as I see working for the bus company as just a job, however property is really where my passion lies. Exactly what however, is a difficult question. I would like to try hands on like renovation, and also subdivision. Having said that, I have already had dealings with project builders which I didn’t find too painful.
Where to from here you might be wondering? Well the last property I purchased was July 2011, so I am a little over 12 months since my last purchase. I am keen to expand, but am unsure in which direction to head. I am currently tossing up between buying a property that I can renovate and increase yield/value, vs buying a property that I can construct a granny flat on to provide superior yields. Both have their pros and cons and I am still undecided as in which path to take.
Finally, let me tell you about my experience with property investing thus far. Well, overall very good. I have an expert team, who help, guide and provide excellent advice on managing the various problems/issues that come up from time to time. I haven’t had any serious problems thus far, only basics like maintenance on some properties. I have had to evict one group of tenants (because of being behind in the rent) however this was managed professionally by the managing agent, and I was not left out of pocket, despite minor damage to the property by the tenant.
