There comes a time when as a Buyers Agent we must say goodbye to a location and move on.
That time has come for me in SE QLD. So when is that tipping point for me?
Now don’t get me wrong, it's not there are not any more deals left to be negotiated, because there definitely are. It's just that we can no longer buy these bargains in the quantities required to satisfy our large client base. Also, the expectations of vendors have shifted to the point that they know they can get more for their property, all they have to do is wait a bit longer.
Flying back and forth to Brisbane each week obviously has a cost base to recover and when we can only view between 4 and 6 houses in a day, this means we “might” only secure one good deal.
The great thing for you investors still trying to secure that one investment property deal, is that now you don't have to compete with me. And that’s a good thing as we would have, without doubt, viewed the property before you. This is because we have the relationships set with most of the real estate agents in our given suburbs, so the agents offer these houses to us first. And that’s why you often see brand new listings already under offer. Frustrating isn’t it!
It certainly is not frustrating for our clients that already own properties there. This is really when the fun starts as many of the property purchases occurring now are increasing the value of the properties we already own.
But what about those investors who still want to buy in SE QLD and don't know where to invest and would like the help of a Buyers Agent? How do they get then inside word on where to invest?
