    We have found that a good agent is a very valuable tool for both the Vendor and Purchaser. Although the agent works for the Vendor they are a fountain of local knowledge for Purchasers and if they know what a Purchaser is looking for they might have something coming on to the market, that has not yet been advertised.
    Also, the agent might know what the Vendor is really looking for. For example a Vendor might find a slightly lower offer more attractive if, for example, the Purchaser will allow deposit to be released for the Vendor to use or will fit in with the Settlement period the Vendor needs.

    Sounds like this was written by an agent, sorry but agents that condition vendors down is unethical.
