Investing with limited funds

I read with interest the article in this months mag about investing with limited funds, a friend and i are currently saving towards getting our first investment deposit together but it is going to take us until January and we have made a plan based on a plot of land and house we have seen locally. Assuming we took the advice in the mag and i got a loan to get the initial funding and my friend then got the mortgage using that money, how would we proceed afterwards with the property where the plan is to build two further dwellings on the 1/2 acre plot and rent out all three? Would i be able to get added to the mortgage? Or does he have to go it alone? Obviously our borrowing power is significantly higher if we both get the mortgage. I just dont see how it all works using that strategy??
