Investors switching to sell mode

Just wondering about other's opinions of this thinking....I have personally been contemplating sale of one property in Sydney's Northwest, bought almost three year's ago, brand new offf the plan. Currently valued with $160-$200,000 growth as this area has seen excellent growth in the last 6-12 months (though the property increased by $100,000 in the first 18 months alone). Hubby doesn't wanna pay the capital gain right now due to his current salary but i think the sun is shining and it might be a good time to make some hay!! We could pay our own mortgage off with the after tax gain and perhaps have a bit left to start paying down another property we are holding for now?

Any thoughts?
