Is there any point in using a buyer's agent?

I’m married with three children and looking for my first investment property. We’re both self-employed and own our home outright, worth $450k. I have a deposit of $120k and pre-approval of $400k. Knowing this information, would a buyer’s agent be beneficial?

    A Buyers Agent who is a valuer can be especially helpful as they are the experts that know what the bank will take into account when assessing a property. If your Buyers Agent is a Valuer you also have peace of mind that you won't ever be overpaying for a property as Valuers are quite conservative in nature.
