old unit in SE suburbs or nearly new house in North/West

just wondering if anyone can shed some light on this topic please. I am planning to buy my 1st investment property with 350k-370k budget. my main goal is capital gain and decent rental return(happy to negative gear monthly 200-300$).
with my budget i can see 2 bed room units around ferntreegully/boronia/croydon north or mentone, cheltenham which are 20-30+ yrs old on the other hand there are some nearly new property in west such as Truganina/tarneit or in north ; south morang , mernda ect which are 3 bedroom with 400+ land.
Considering 7-10 years long term investment which will be better investment?

    I think SE would be a better choice if you are looking for property growth.
