Rent to buy - can someone explain this further please!

Sorry if this is in wrong forum, not sure where to ask this.

Over the years I;ve seen people advertise "rent to buy" scenarios.

I can't quite understand how this work, and what the benefit would be for the vendor/owner?

Is anyone able to explain with an example, in particular how equity etc is affected.

We currently have a "accidental" IP - an old house we kept. I want to sell & invest the money elsewhere as I know I can get better returns. The market is very flat where the property is situated (NSW Central Coast)... so I'm considering alternate ways of selling the property, and am wondering if there's anything in this method that makes it worthy of consideration.
