The old way of making money as a property investor, the passive approach of buy, hold, hope and pray was good, but it’s no longer enough. In the new economy, what worked in the past will not work in the future, in fact, for many, it’s not even working now.
Not only are property prices not doubling every 7 to 10 years like they once did, for the first time in Australia’s history, property prices have fallen around the country, and in many cases significantly.
Compounding this, ATO statistics confirm 63% of all Australian property investors are currently losing on average $9,000 per property, per year through negative gearing! This places a terrible drain on investors cash flow and in many cases their properties are also worth less than what they paid for them. The net result is has stopped many investors in their tracks and cause many to leave the market.
But it’s not all doom and gloom. Great money can be made if you have the right skills and we are seeing the emergence of a new breed of property investor, the property entrepreneur.
The new breed property entrepreneur is more proactive in their approach than a traditional investor in that they look to learn and use new skills to make money from property immediately. Rather than desperately looking for the next 'hot spot' to try and make the old, traditional negative gearing approach work, the new property entrepreneur can make money in any market and reasonably in any location.
Essentially, they are manufacturing their own capital growth immediately to make their money now. Things like cosmetic and structural renovations, small developments, strata titling, and buying distressed properties below market value are the new skills of the trade. Property entrepreneurs invest time and money learning these new skills and reap the benefits usually in their own back yards and local areas.

- ability to outbid a traditional investor on a suitable property in most cases;
- potential for far greater profits;
- potential to achieve financial freedom in five years or less
