CGT on partially rented main residence for few years

Hi all,

I bought a house in June 2010 and have been using it as my main residence since then. During the last 9 years, my mother has rented a portion of the house on and off. In total three has been 5 periods when she rented 33.33% of the house. She has no moved to New Zealand in Oct 2018. I have claimed negative gearing for the period she rented the 33.33% of the house. We are planning to sell the house within next 2-3 years. Note, during the entire period since I bought the house it has been my main residence and I do not own any other property, investment or otherwise. Will we be liable for CGT when the house is sold in 2-3 years?
