Your success as an investor depends significantly on your tenants. You want people who pay rent on time and keep your property in top shape. So how can you find and, more importantly, keep such tenants? Tony Winterbottom explains

    It should be possible for landlords to blacklist agents for wrongdoings even if Fair Trading doesn't take action.
    I think my previous agent thought I was a cash-cow for her milking.

    Great tips. However, I notice that you haven’t mentioned the tenant screening process that every landlord need to conduct if they want to find a reliable tenant. This process include rental application, criminal and credit reports, reference check and interview. Meeting with renter in person is essential. Seeing prospective renter in person can give homeowner some important indicators as to whether or not they will respectfully inhabit the rental.

    All well and good if the property manager did their job and inspected the property regularly. We are in a situation that the house is a pig sty and stinks with dog mess. The gardens are a mess. It appears that they have taken their fees but not done their job which is going to cost us a fortune to put right.

      Sorry you have to go through that, It's unfortunate that many agencies don't follow up with regular inspections, it's one of the biggest complaints I see in the industry.
