Good Morning

We have been approached by Investment Property Group in relation to investing in property within Australia. My husband and I are not quite sure. Can anyone let me know if this is a scam? They want 3% payment per property sold to us. Are we able to do this ourselves, if so, who should guide us? Very confused.

Thanks in advance

    Hi Pauline,

A couple of points for you to consider.

Real Estate Agents are employed/contracted by the vendor and owe them a fiduciary responsibility - not to you, the buyer. If the company you are dealing with is a licensed real estate agent they should not be getting a fee from you.

On the other hand the company you are speaking with may be buyers agents and do charge a fee. Never having used a buyers agent I am not sure how 3% stacks up as a fee.

Without knowing who you have been speaking to it is difficult to make any other comment other than try and google the company's name and see what comes up. If you have no success with the name of the company then find out who the Directors and/or key players are and do a google search on them.

Some names come up time and time again in various searches.

    Hope this helps.

If you don't know what to do, I suggest working with a property advisor in the form of a Buyer's Agent. If you wish to talk to me about how we work, feel free to contact me on or 0405 243 547

Pauline, if you have sat with IPGA and you still are asking "is it a scam?" then one of two things has happened.
    1) the consultant failed to show you how Investment property can better your situation and that you are in a strong position to move forward or....
    2) You are desperately trying to get someone to tell you something negative about them so you don't have to take the "scary" plunge into the IP market. In other words you have cold feet and are looking for an easy out.

Pauline only you can know if investing now is the right move for you and your family. My advice?.......stop asking internet forums and actually go out and sit with someone until you completely understand the pro's and con's so you can make an informed decision.

I wouldn't go with them. They phone interviewed me for particulars - had two consultants check all my personal details. They made an appointment with me then rang after when it was meant to be and said I didn't qualify. That is interesting when I already own 13 and am about to get an equity loan from the bank. Makes me think you have to be dumb to qualify with them ie. scam.
