I have an investment property in Victoria. My tenant, who's been on a 12 month lease expiring in March, informed my property manager they wish to go on a month by month scenario. I know they can provide me 28 days notice of vacating the property; what rights, if any, do I have if I find a new tenant who is willing to sign a 12 month lease? Can I provide the tenant 28 days notice to vacate the premise or some other notification?
