Unpaid rent

I have new tennants. They moved in in August and they paid one months rent in advance and bond. September's rent was paid 10 days after due date. October's not only 10 days late but only half of rent was paid. What can I do? I have a bad feel about tennants and if possible I want them out. Is there a 3 month's probation or anything like that? I'm in a panic state as I need to pay my bills too. Many thanks

    Speak to your property manager ASAP to get their advice. There is no such thing as probation, but you can issue a breach if they consistently fall behind in their rent. If you don't have a property manager, engage one NOW - they are your best asset at times like this, as they can handle all the stress for you.
