The professionals you entrust with a construction project will have a radical influence on your success. Maximise your profits by harnessing the skills of the people behind the company name

A construction of any kind is unfamiliar territory for many. But building a granny flat, with its specific legal requirements and unique position in the market, can be a minefield of costly mistakes in the wrong hands.

In this niche industry, it’s vital that investors hire a builder with a proven track record of experience and the highest-quality construction standards. That means choosing a builder with the infrastructure in place to ensure optimal returns and an ongoing assessment of compliance with council regulations.

In its 12 years in the granny flat industry, Ian Cubitt’s Classic Home Improvements has developed six highly skilled and essential departments that do just that: they work on your behalf to deliver a seamless and successful build for the best returns.

  1. Design consultants

A design consultant must be an authority on all legal aspects of granny flat construction and do the all-important grunt work of completing a thorough feasibility study, organising the contract and inclusions, and keeping you in the loop as the project progresses.

Classic Home Improvements has 12 design consultants with many years’ experience who will personally visit your site, determine the optimal size and location for your granny flat, and assist with any customisations to the design as well as with choosing colours and fittings.

  1. The architects

Your granny flat is an investment, and as such it must capitalise on your available space – and that means making sure the design is perfectly suited to the site and tenant demand.

Classic Home Improvements’ Architectural Department is made up of experienced draftspersons who will liaise with you and your design consultant to draw up a floor plan to your specifications. Your architect will verify that any restrictions and requirements are being adhered to, and apply for all relevant certificates, such as the Basix Certificate for a new dwelling.

  1. The construction team

Starting a new build is an exciting step, but if it’s done without proper diligence and care, costly mistakes can occur. Classic Home Improvements construction experts – including seven site supervisors and a team of estimators and carpenters – have a reputation for delivering high-quality granny flats, on time and to contract specifications.

If you decide to make changes mid-build, the Construction Department will be able to organise a Variation of Contract. The team, spearheaded by your allocated site supervisor, will take care of all the essential daily jobs to ensure your job is completed on time.

  1. The financial team

Keeping your project within budget is crucial to financial success. At Classic Home Improvements, all of your accounts and payments are serviced by the Accounts Department, who will deal with any subcontractors and suppliers on your behalf. This ensures a streamlined process through to completion.

  1. The administration team

Administrators may work behind the scenes, but their knowledge and function are vital. They know when and how to organise all relevant insurance certificates and warranties to make sure your investment is protected at all times. Lastly, they will hand over the final occupation certificate, giving you the green light to move your tenants in.
