Adelaide Hills suburb takes a fall

Postcode: 5089

Median house price: $470,000

Stock on market: -18.9%

12-month growth: -1.1%

Housing stock dropped by nearly 20% in the suburb of Highbury over the July 2017-2018 period, as did prices.

The median house value hit $470,000 following a slight drop of 1.1%. In the three months to July 2018, the decline worsened to 6%, effectively halting the positive trend Highbury had maintained since 2013. The tightening of supply in the market can hopefully spur greater demand.

A suburb at the Adelaide foothills, Highbury has a beautiful location near the River Torrens, with the neighbouring suburbs of Paradise and Athelstone right across. Highbury has a peaceful, community-oriented vibe that appeals greatly to families. There are parks for kids to enjoy, and properties on large blocks of land allow for spacious front or back yards at reasonable prices. Despite the countryside feel, Highbury is less than half an hour’s drive from the Adelaide CBD.
