Today we discuss the importance of location, because not all land is created equal.

Some of the points we discuss are:

  • Location will do the bulk of the heavy lifting of your property's performance and then owning the right property that location makes up the balance.
  • At Metropole we have statistics dating back close to 30 years on all the suburbs in every capital city in Australia and some significant trends have emerged. Of course there are exceptions, but in general the capital cities have outperformed regional Australia.And the inner and middle ring suburbs of the capital cities have exhibited significantly stronger capital growth compared to the  outer suburbs.
  • If money was no choice and you ask people where that want to live, you'd find in general will be close to the CBD or close to the water and these are the areas where land will remain more valuable in the foreseeable future.
  • Gentrification is one of the driving forces that pushes up land value, and while over the last 20 years this occurred in our inner suburbs.
