    The problem is that when you express interest in a property or make an offer, the expectation is that you'll sign a contract within 3-5 days. And it seems to be more common for contracts to not have cooling off periods. So there is very little time to get a building inspection done and price the cost of repairs before making an offer. In the meantime, if you do get a building inspection done someone else can make an offer on the property and sign the contract.
