Landlords in many parts of Australia continue to reap strong returns, as healthy rental demand and low supply push rents up to a whole new level, according to Real Estate Investar.

The 200 Fastest Rental Growth Suburbs Australia report compares median rental  data for the last 12 months with the corresponding period 12 months prior

.

The top five positions all went to suburbs in NSW, including Macquarie Park, Matraville, Chippendale, Lane Cove and Chatswood.

All of those areas are referring to units and are located within 12 kilometres of the Sydney CBD.

Macquarie Park’s rent surged by 29.72% over 12 months to $480, which was enough to earn top spot on the table.  

The sixth position went to houses in Queensland’s Woodgate, which was followed by townhouses in Victoria’s Bundoora.

In fact, suburbs from NSW, Queensland and Victoria occupied the top 35 spots on the table.

Parap, Northern Territory, and Port Pirie, South Australia, were the top ranked suburbs overall for their territory and state, coming in at 36 and 37 respectively.  

Meanwhile, the top WA suburb does not enter the list until we reach number 48, with Mandurah.

None of the areas listed in the top 200 were from the ACT.

Below are the overall top 10, followed by the top ranking suburb from the Northern Territory, South Australia, Western Australia and Tasmania.
