The pursuit of higher rental yields is the leading reason investors choose to holiday-let their properties, according to a recent survey.

The results of the latest Stayz Group Accommodation Index showed that among holiday rental owners who leased their properties as permanent rentals, roughly half chose to switch back to holiday-letting on account of higher yields.

Other reasons for making the change included having the flexibility to use the property for their own holidays, difficulties finding permanent tenants and concerns that permanent tenants weren’t looking after the property.

The index also revealed that self-contained apartments attract the most holidaymakers, recording occupancy rates of 38% against 27% for holiday houses, cabins and cottages and 26% for bed and breakfasts.
