Stedman offers 10 selling tips to make your home stand out in the spring market.

  1. Get the basics right
Make sure the property is clean and clutter free. Remove any excess furniture and decorative items, like photo frames and trinkets.
  1. Create aspirational living
Present the lifestyle the property offers its buyers. Introduce style and detail through cushions, accessories, and artworks.
  1. Showcase functionality
Help buyers visualise how the space will function for them or their perspective tenant. Do not display furniture that does not fit the room properly.
  1. Add perceived value
Convert unused and awkward areas into usable spaces that add extra value to buyers.
  1. Manage your first impression
First impressions count so a fresh coat of paint on the façade can be money well spent. Ensure you repair any outside damage like broken fences and outdoor lights.
  1. Prepare for open homes
Be organised and prepare in advance for open houses. Ensure the property is spotless on open days with no trace of pets in sight or scent.
  1. Enlist a property stylist
A stylist ensures that the property’s interiors and exteriors will connect with potential buyers.
  1. Ensure there is enough lighting
Add extra floor or table lamps, or mirrors to reflect the natural light. This will maximise the feeling of space and will also make your home feel warm and welcoming.
  1. Marketing
Work with your agent on how best to show prospective buyers what the property and the surrounding area can offer. A location video is also highly encouraged, if you can afford it.
  1. Make minor renovations
It usually always adds value to redo a dated kitchen or bathroom. This could pay off later when you get a good price at the weekend auction.
