Selling points: Carramar is located right in the middle of the thriving City of Joondalup, and the City of Wanneroo - both being a short 10 minute drive away. It is also a short ten minute drive to the ocean at nearby Burns Beach, and Carramar Estate has recently opened its own shopping centre.

Schools in Carramar are well sought after, best to get in early as there is a long waiting list. Flynn Drive Industrial Estate is currently undergoing development on the edge of Carramar; the advent of same means plenty of jobs will become available in the near future.

Most sought after properties: Currently; any property priced below $570,000 is in very big demand and as such are flying out the window, often attracting multiple offers. Properties priced above $650,000 tend to take a while to sell

I have recently sold the Tucker Shop Super Deli on the corner of Balladong Loop and Golf Links Drive (for the 3rd time in 12 years now). This time round we got a sale price of $715,000.

Most common properties: There is a restrictive covenant on the estate which means that all houses have to be up to a certain standard. Carramar is a private estate and as such there are no ‘Homes West’ rentals on the estate.

Top amenities:

  • Carramar Village Shopping Centre
  • Plenty of parks and open spaces
  • Close proximity to the beach
  • Close proximity to major shopping facilities
  • Close proximity to the freeway, the train station; and other public transport outlets

Local industry and businesses: Carramar is just a short ten minute drive away from Joondalup and Wanneroo. Both major cities north of Perth which house retail and manufacturing outlets, as does the nearby Wangara industrial Estate.

Flynn Drive industrial Estate is currently under construction. Same being located on the edge of Caramar and it is planned that this facility long-term will mirror the one at Wangara thereby providing jobs for local Carramar residents.

Recent changes: The golf course has come on in leaps and bounds; the course itself is in top class condition and there are now licensed premises and a cafeteria on the premises. Infrastructure has improved; we now have our own shopping centre, fast food outlets, medical centre and recreation centre. Plans are afoot to construct a new tavern/restaurant.

Best streets: On a personal level I prefer to live in the semi-rural area of Carramar (our office is located on a 5 acre block); said premises now sell for circa $1.3 M to $1.6 M.

Public transport: Public transport here is adequate. Buses are frequent and there is a regular bus-run to the nearby train station

Main arteries: The Mitchell Freeway is a short ten minute drive away, and the same offers a direct run into Perth, but should be avoided during peak traffic periods as it gets clogged both ways going north or south. Joondalup or Clarkson train stations are a mere ten minute drive away, same offer a direct route south in to the city of Perth.
