The winners at the 2025 PropertyGuru Asia Property Awards Grand Final
Held at The Athenee Hotel in Bangkok, the 2025 PropertyGuru Asia Property Awards Grand Final concluded a landmark journey across 13 property markets, celebrating Asia's leading developers, developments, and design practices.
More than 90 "Best in Asia" awards were presented, reflecting PropertyGuru's vision of powering communities to live, work, and thrive in tomorrow's cities.
Henderson Land Development Company Limited of Hong Kong received the prestigious Best Developer (Asia) award. Its ultra-luxurious joint venture with New World Development Company Limited, The Legacy - 8 Castle Road, Mid Levels, achieved a double victory across development and design categories.
Representing the Chinese special administrative regions, One Central Macau Revamp by Properties Sub F, Limited - a joint venture between Hongkong Land Group and Shun Tak Development Limited - also claimed top honours.
Design innovation from Mainland China was prominently recognised, with awards for leading practices Benoy, CAN Design, J&A Design and Lead8.
Malaysia emerged as the top-performing country, securing 17 Best in Asia titles. JLand Group won Best Industrial Developer (Asia) for its township Bandar Dato' Onn, while MTD Properties and Faire Development were named Best Affordable Residential Developer (Asia) and Best Breakthrough Developer (Asia), respectively.
Other Malaysian winners included Armani Group, Astaka Kimlun Sdn Bhd, City Motors Group, Exal (Malaysia) Sdn Bhd, Gunung Impian Development Sdn Bhd, IIB Land Sdn. Bhd., Malton Berhad, Perbadanan Kemajuan Negeri Selangor (PKNS), Platinum Victory, R&F Development Sdn Bhd, Sime Darby Property, and TRX City Sdn Bhd.
Collectively, the awards highlighted developments prioritising connectivity, sustainability, multi-generational flexibility, and premium living.
Indonesia followed with 15 Best in Asia wins, led by Paramount Land, named Best Township Developer (Asia), and Sinar Mas Land, recognised for BSD City and Grand Wisata.
Sinar Mas Land also secured a joint win with Hongkong Land for Botanic Villa at NavaPark. PT. Putragaya Wahana, awarded Best Commercial Developer (Asia), earned multiple honours for Thamrin Nine, home to Indonesia's tallest buildings.
Additional winners included Mandiri Land, Masgroup, Summarecon Group and Triniti Land, spanning affordable, mid-end, luxury, and eco-conscious developments.
Vietnam developers claimed 14 Best in Asia titles, led by CapitaLand Development (Vietnam), winner of Best Sustainable Developer (Asia) and multiple awards for Orchard Grand, Orchard Mansion, The Fullton and The Orchard.
Gamuda Land Vietnam was named Best Community Developer (Asia), supported by projects such as Central Park and Springville. Nomura Real Estate Vietnam won Best International Partner Developer (Asia) and was recognised for The Komorebi, while Ecopark Founder and KD Investment Joint Stock Company rounded out Vietnam's winning cohort.
Singapore secured 11 Best in Asia wins, including Best Residential Developer (Asia) for UOL Group Limited.
Parktown Residence - a collaboration between CapitaLand Development, UOL Group Limited, and Singapore Land Group Limited - won three awards, while Upperhouse at Orchard Boulevard delivered a joint win for UOL Group Limited and Singapore Land Group Limited.
IOI Properties Singapore earned three wins for IOI Central Boulevard Towers and W Residences Marina View, with further honours for Allgreen Properties and The Assembly Place.
Developers from the Philippines collected 10 Best in Asia titles. Robinsons Land received four awards, including Best Luxury Developer (Asia), with wins for The Mall | NUSTAR, The Victor at Bridgetowne, and work.able GBF Center 1.
Robinsons Hotels and Resorts was named Best Hospitality Developer (Asia), while RLC Residences won for Sync and The Residences at The Westin Manila.
Aboitiz Economic Estates, Aboitiz Land, Inc. and FIESTA Communities Incorporated were also recognised for advances in industrial development and housing connectivity.
Thailand developers earned seven Best in Asia awards, led by Reignwood Group, winner of Best Luxury Mega Township Development (Asia) for Reignwood Park.
AP (Thailand) Public Company Limited, Pruksa Real Estate Public Company Limited, Triya and Tropical Life Real Estate Co., Ltd. were recognised for architectural excellence, while Lead8 was honoured for its retail design on Parade at One Bangkok.
Supaluck Umpujh, chairwoman of The Mall Group, received the PropertyGuru Icon Award from Property Report by PropertyGuru, recognising her recent achievements in mixed-use and retail development, including the award-winning EM District in Bangkok.
Australia's cross-border appeal was represented by Eterno Property Group, which won for Munro House and The Newlands, while Eve Residences by Homecorp was recognised for its coastal setting.
From Japan, JY Suites Tsutenkaku by Jean Yip Developments won Best Affordable Condo Development (Asia), while Four Seasons Hotel Osaka by Curiosity received Best Hospitality Interior Design (Asia).
Sri Lanka's Home Lands Group of Companies was named Best Lifestyle Developer (Asia), with Pentara Model Apartment by Urbanspace Interiors Pvt Ltd. winning Best Condo Interior Design (Asia).
From the Middle East, The Chedi Private Residences, Sheikh Zayed Road, Dubai by Chedi Hospitality won Best Branded Residential Development (Asia).
Jules Kay, general manager of PropertyGuru Asia Property Awards and Events, said the milestone edition reflected industry resilience.
"We conclude the landmark 20th edition of the PropertyGuru Asia Property Awards series on a highly positive note, echoing resilience across more than 600 awards in 13 markets," he said.

"This year's Best in Asia winners showcase record-setting skyscrapers, large-scale townships, transit-oriented developments, premium and affordable homes, and urban landmarks designed for long-term value and guided by environmental and social considerations."
Thien Duong, chairperson of the Grand Final jury and general director of GroupGSA (Vietnam), said the winners reflected a shift toward experiential, sustainable, and people-centric development.
"Our awardees demonstrate that exceptional master-planning, architecture, interior design, and landscaping can be achieved at any scale, driving buyer attraction, tenant retention, and the creation of civic assets that enrich the urban fabric," he said.
The winners were selected by a jury composed of head judges from participating markets, including Thien Duong, Ajai A Kapoor, Cyndy Tan Jarabata, Doddy A. Tjahjadi, Eddie Guillemette, Datuk Ar Ezumi Harzani Ismail, Ivan Lam, Ken Ip, Dr Nirmal De Silva, Paul Tse, Roy Ling, and Suphin Mechuchep.
HLB, the global network of independent accounting firms and business advisers, upheld the integrity of the awards, with oversight from Paul Ashburn of HLB International Real Estate Group and Sakanphon Fueangwong of HLB Thailand.
